The following items are needed in order to begin processing your application:
-A copy of your valid ID (Driver’s License or State ID)
-Your 3 most recent check stubs
-An application fee of $30 per person; this is non-refundable and is not applied to the security deposit nor to the rent; the fee can be paid in the form of cash or money order; no personal checks
Income:
If you are transferring/starting a new job, please provide us with a letter of intent/transfer that states the start date and pay rate.
Applicant is to have at least six months of work history at the same job/trade or else two years at previous job.
Applicant must make 3 times the amount of the monthly rent for a single-unit house per month; 2.5 times for an apartment in a multi-unit building.
Self-employed applicants will need to provide a copy of the most recent tax returns.
Credit:
Credit history needs to be in satisfactory condition, including but not limited to having nothing in collections (with the possible exception of medical bills) and no bankruptcy within the past four years.
Rental History:
All applicants must provide a current landlord’s name and phone number.
No EVICTIONS/JUDGMENTS on record in the past four years.
Pets:
There is a one-time, fullly refundable deposit of at least $300 (can be more) per pet due before you move in. Pitbulls and pitbull mixes are not allowed.
General:
Applicants under 21 years of age may require a cosigner.
No unit will be held for more than 30 days unless otherwise agreed upon by management; a security deposit (same amount as rent and in money order form) is needed to hold the unit; this is only possible after the application is approved.
